SUMMARY

The Regional Maintenance Support Specialist is responsible for ensuring the quality, efficiency, and effectiveness of maintenance operations across the assigned region. This role involves overseeing personnel, budgeting, planning, scheduling, capital project management, inspections, and technical support. Additionally, the position ensures timely work order and turnover completion, manages purchasing, and aligns maintenance operations with regional market objectives. Regular travel is required.

DUTIES AND RESPONSIBILITIES 

General Maintenance Operations

Serve as the on-call resource for after-hours guidance and technical support to site staff.

Oversee and optimize preventive maintenance programs to maintain building systems, elements, and components per industry standards and manufacturer guidelines.

Provide technical assistance for maintenance-related issues, ensuring efficient resolution.

Monitor and analyze maintenance performance metrics using property management software, including work order completion, turnover efficiency, and preventive maintenance compliance.

Conduct property inspections to ensure adherence to company policies regarding cleanliness, groundskeeping, inventory control, and general maintenance, ensuring consistent curb appeal.

Supervise unit turnovers, ensuring on-time, high-quality, and budget-conscious completion.

Collaborate with Acquisition and Development teams to conduct due diligence, estimate operating costs, and provide feedback during the design phase to enhance operational efficiency.

Safety Leadership

Act as the regional safety ambassador, promoting a culture of safety at all levels.

Lead and participate in monthly safety education meetings, ensuring all team members complete required training.

Stay current with safety training, technology, and chemical usage.

Monitor compliance with safe work practices, using positive reinforcement to correct behaviors.

Develop property-specific emergency evacuation plans and activate emergency response teams during natural disasters or catastrophic events.

Technical Expertise

Read, interpret, and apply construction drawings and manuals (architectural and mechanical).

Identify building defects and recommend practical solutions with cost approximations.

Create detailed scopes of work for capital expenditure (CapEx) projects, manage competitive bidding processes, and oversee contractors to ensure successful project completion.

Provide training and technical support to property maintenance teams as needed.

 

Leadership and Team Management

Manage and support Maintenance Supervisors, who oversee site maintenance staff, ensuring alignment with regional objectives.

Perform interviews for maintenance positions and contribute to hiring decisions.

Provide leadership, direction, and performance evaluations for the regional maintenance team.

Cost Management and Efficiency

Conduct semi-annual reviews of product costs to ensure the best quality and price for on-site purchasing.

Explore innovative solutions to improve operational efficiency and reduce costs.

EDUCATIONAL REQUIREMENTS 

High school diploma or equivalent required; additional education/training is a bonus.

Bachelor's degree or 5 years related experience and/or training; or equivalent combination of education and experience.  

Previous experience in the property management industry preferred.  

EPA Certified 

CPO Certified

HVAC Certified

PHYSICAL REQUIREMENTS

Frequent standing, walking, and moving throughout various property areas, including outdoor spaces and uneven surfaces.

Ability to maintain equilibrium to prevent falling from high places or when walking, standing or crouching. 

Ability to climb stairs, scaffolds, ramps, poles, and ladders, often while carrying tools or equipment.

Ability to kneel, crouch, and crawl in confined spaces to perform repairs or inspections.

Frequent use of hands for handling tools, equipment, and small objects.

Frequent reaching by extending hand(s) or arm(s) in any direction. 

Frequent handling of various sizes and weights of items. Needs the ability to seize, hold, grasp, turn or otherwise work with one or both hands. Fingers are involved only to the extent that they are an extension of the hands, such as to turn a switch or replace a light bulb.

Ability to operate standard maintenance tools and equipment safely, including power tools.

Adequate vision for inspecting property conditions, identifying hazards, and reading small print or diagrams (corrective lenses acceptable).

Ability to hear and communicate effectively with team members, tenants, and supervisors in potentially noisy environments.

Ability to correctly and safely lift, carry, push, and pull items weighing up to 50 pounds regularly and up to 100 pounds occasionally. This may include furniture, appliances, and heavy machinery.

Exposure to various weather conditions, including heat, cold, and rain, while working outdoors.

ADDITIONAL REQUIREMENTS

Valid Driver's License and/or reliable transportation. Employees may be required to report to different locations for work, and attend offsite meetings, training sessions, conferences, events, etc.

Proficiency in property management software.

Proficiency in software applications such as Microsoft Office and Gsuite.

Knowledge of, or ability to learn, Federal, State, and Local Laws pertaining to Fair Housing and Landlord/Tenant Laws.
